Rental Conditions

General Terms

These rental conditions apply to all room rentals at Mariento properties in Alicante. By booking a room with us, you agree to these terms and conditions. We recommend reading them carefully before making a reservation.

Booking Process

• To reserve a room, complete the contact form or reach out via WhatsApp/email
• Once we confirm availability, you'll receive a rental agreement to review and sign
• A deposit equal to one month's rent is required to secure your reservation
• The deposit must be paid within 7 days of receiving the rental agreement
• Your reservation is confirmed only after we receive both the signed agreement and deposit

Payment Terms

• Rent is due on the 1st of each month
• Payment must be made by bank transfer (SEPA) or cash
• Late payments may incur a fee of €20 after 5 days
• All utilities are included in the monthly rent (water, electricity, WiFi)
• The deposit will be returned within 14 days after check-out, minus any deductions

Cancellation Policy

• Cancellations made 30+ days before move-in: Full deposit refund
• Cancellations made 15-29 days before move-in: 50% deposit refund
• Cancellations made less than 15 days before move-in: No refund
• Early termination of rental agreement requires 30 days written notice
• If you leave early without proper notice, you forfeit the deposit

House Rules

• No smoking inside the apartment or private rooms
• No pets allowed
• No couples (rooms are for single occupancy only)
• No parties or loud gatherings
• Quiet hours: 11:00 PM to 8:00 AM
• Keep common areas clean and tidy after use
• Respect other tenants' privacy and belongings
• Guests may stay overnight occasionally (max 2 nights/week) with flatmates' consent
• Report any maintenance issues promptly

Check-in & Check-out

• Check-in time: From 3:00 PM onwards
• Check-out time: By 11:00 AM on departure day
• Key handover will be arranged in advance
• Room must be returned in the same condition as received
• Personal belongings must be removed before check-out
• A check-out inspection will be conducted to assess the room condition

Liability

Tenants are responsible for any damage caused to the room, furniture, or common areas during their stay. We recommend tenants arrange their own personal belongings insurance. Mariento is not liable for loss or damage to tenants' personal property.
